Dane County Home and Condo Sales Surge in October

Here’s a look at October Dane County home sales from a historical perspective.

Dane County single family home sales surged in October. The 343 Dane County home sales recorded in October were 57% higher than the 218 home sales in October of 2011, representing the the highest sales total for any month of October since 2005, when 375 home sales were recorded.

With increased demand and less supply, this year is shaping up to be the best year for sellers in at least 5 years.

Here’s a review of October Dane County condo sales from a historical perspective.

The total of 93 Dane County condo sales recorded in October was 50% higher than the 62 condo sales from October of 2011. Condos sales last month were the 2nd highest amongst all months of October in the last 5 years.

Looking ahead: Our pending home sales report suggests sales in November will be well above the levels from November of 2011. We expect 2012 home sales to be up by 25% from last year’s levels by year end.

Our pending condo sales report predicts November condo sales will also increase significantly from last year’s total. Although the condo market is trending in the right direction, it remains a challenging one for sellers in all price categories. We’ll be monitoring the condo market closely as the year unfolds.
